My Goal: To provide my clients with the most comprehensive marketing program to make sure they obtain the best price for their home in the shortest period of time with the least inconvenience!

1. Complete a "Comparative Market Analysis" in conjunction with a "total market overview" of your home.

2. Present a detailed marketing plan stating exactly how I will market your home.  Should I fail to perform as written, you, the seller, can cancel the listing contract!

3. Provide you with "Twenty One Steps" and "Tips For Selling Checklist" to  help you prepare your home to look its best!

4. Provide you with a  summary of suggestions for what to do and not to do while your home is being shown.

5. Provide you with a written synopsis of the procedure involved once an  offer to purchase has been received through the final closing.

6. When you decide to list your home with me, I will:                                        

  1. Submit the listing with multiple pictures to the Lehigh Valley Association of Realtors, exposing it to 2200Realtors.
  2. As ONE of the few realtors to pay for both an "Enhanced  Home" & a "Featured Home" site on REALTOR.COM which allows multiple photos and extensive info to be viewed by potential buyers nationwide - this gives your home 300% more exposure to attract more buyers for your home-very few realtors offer this service.
  3. Install a distinctive Weichert Realtor  yard sign on your property.
  4. Develop promotional materials to market your home, such as:  
    1. Professionally prepared detailed brochures for agents and prospective buyers, as well as, eNeighborhood Demographics Folder
    2. "Just Listed" flyers mailed to your surrounding neighborhood.
  5. Use brochure boxes outside of the home to promote interest to  prospective buyers who drive by.
  6. ADVERTISE, extensively, consistently, and continuously until your home is under agreement in publications and on TV such as:
    1. Lehigh Valley Television
    2. Harmon Homes
    3. The Morning Call
    4. Real Estate Weekly.  
    5. The Express Times
    6. Homes Plus
      • Place your home's description on my HOME AUDIO TOUR then placing a ,"TALKING HOUSE RADIO TRANSMITTER" in your house that will give driveby buyers a chance to listen to your home's description on their car radio.
        RESULTS: More inquiries, more showings, a quicker sale for you, the homeowner.
      • Promote your home through the use of Multiple Internet Sites such as Homes PLus, Harmon Homes, Weichert.com, National, and local links, Lvar.com, Realtor.com,etc.
      • Do open houses for the public and or broker open houses for agents, when appropriate and if desired.
      • Have all appointments to see your home scheduled through our office.
      • Provide you with feedback on your showings usually within 48 hours via telephone or through homefeedback.com.
      • Be available to discuss and share your concerns and to review marketing strategies and pricing, as well as, be receptive to new ideas.
      • Thoroughly and objectively present all offers and to negotiate effectively on your behalf.
      • Prepare all documents as required to affect the sale of your property, as well as, provide you with a written estimate of your net proceeds.
      • Coordinate the details of the transaction including all inspections.
      • Arrange and accompany you to the settlement and assist in the closing.
